The Appraisal Process
What the appraiser does and what happens if the value comes in low.
Watch on its own pageDoes Gig Harbor use the higher Seattle-area loan limit?
Yes. Gig Harbor and the Key Peninsula are in Pierce County, which shares the Seattle metro's high-cost designation. The 2026 one-unit conforming limit is $1,063,750, which keeps many waterfront and view purchases conforming rather than jumbo.
Pierce County's 2026 limits are $1,063,750 for one unit, $1,361,800 for two, $1,646,100 for three and $2,045,700 for four. On the peninsula this is a meaningful advantage: a $1.3 million harbor-view home with 20% down is a conforming loan, with Fannie Mae and Freddie Mac pricing and guidelines, where the same purchase in Kitsap County across the line would be jumbo.
Above the limit, jumbo lenders set their own rules on reserves, credit and down payment. Frank prices both paths when a purchase is near the line and can structure the down payment so the loan lands where it prices most competitively. Check FHFA's current limits (opens in a new tab).
What is different about appraising a waterfront or view home in Gig Harbor?
Comparable sales are scarcer and more varied, so appraisers adjust heavily for frontage, view quality, bulkheads, docks and tidelands. Expect the lender to review the appraisal closely, and build time into the contract for it.
Waterfront appraisals on Henderson Bay, Wollochet Bay, Fox Island and the harbor itself are judgment calls. Two homes a quarter mile apart can differ by hundreds of thousands of dollars based on low-bank versus high-bank access, the condition of a bulkhead, whether there is a dock or mooring buoy, and how the tidelands are titled.
Practical points:
- Order early. Appraisal turn times on unique properties run longer, and a second appraisal or a desk review is possible on jumbo loans.
- Low appraisals are more common on unique homes. Your contract's appraisal contingency and your cash cushion determine your options: renegotiate, cover the gap, or walk.
- Flood zones. Some low-bank waterfront is in a FEMA special flood hazard area, which triggers mandatory flood insurance. Check the address on the FEMA Flood Map Service Center (opens in a new tab).
- Condition. FHA and VA appraisers flag safety items; conventional appraisals are more lenient on cosmetics.

Can I finance a second home or vacation property on the Key Peninsula?
Yes. Conventional second-home loans typically require at least 10% down and the home must be for your own use, not a full-time rental. If you plan to rent it most of the year, it is an investment property with different down payment and pricing rules.
The Key Peninsula, Fox Island and the shoreline toward Purdy attract second-home buyers from Seattle and Tacoma. For financing, the occupancy label matters:
- Second home: you occupy it part of the year, it is a reasonable distance from your primary residence, and you control it (not a management company's full-time rental). Fannie Mae allows 10% down, and pricing carries a modest adjustment over a primary residence. See Fannie Mae's occupancy rules (opens in a new tab).
- Investment property: rented most of the year. Expect 15% to 25% down and higher pricing, or a DSCR loan qualified on the rent.
- VA and FHA are for primary residences only.
Misstating occupancy is mortgage fraud, so be straightforward about the plan and let Frank find the lender whose second-home rules fit. If you are selling a Seattle home to fund the purchase, the net proceeds calculator estimates what you will walk away with after Washington's real estate excise tax and costs.
The house is on a well and septic, down a private road. What will the lender require?
A septic inspection, a water quality test, and a recorded easement or road maintenance agreement for the private road. FHA and VA add separation-distance and shared-well rules; conventional lenders follow the appraiser and the Tacoma-Pierce County Health Department's requirements.
Outside the city's sewer area, much of the peninsula is on septic and private or community wells. The Tacoma-Pierce County Health Department (opens in a new tab) keeps septic records and issues permits; a septic inspection is standard in peninsula purchase contracts.
- FHA and VA: water must meet local standards, with minimum distances between wells and drainfields; shared wells need a recorded agreement.
- Conventional: the lender relies on the appraiser and the contract, but a failed inspection stops any loan until it is fixed.
- Private roads: a recorded easement or maintenance agreement showing legal, year-round access.
Ask for these documents before you write an offer. They are far easier to resolve before you are under contract. The Washington Department of Health (opens in a new tab) page explains the statewide septic rules.
How does the Narrows Bridge commute figure into buying in Gig Harbor?
The Tacoma Narrows Bridge is tolled eastbound into Tacoma, so commuters to Tacoma, JBLM or Seattle pay a daily toll that belongs in your budget. Lenders do not count tolls as debt, but you should.
State Route 16 across the Narrows is the peninsula's link to Tacoma and I-5. The eastbound crossing is tolled, with a lower rate for Good To Go passes; current rates are on WSDOT's tolling page (opens in a new tab). The westbound trip home is free.
For buyers coming from Tacoma or JBLM, the toll is the trade for lower prices per square foot than the Tacoma North End and a quieter setting. For Seattle commuters, the peninsula also connects north to the Southworth and Bremerton ferries, which is why many buyers compare Gig Harbor with Port Orchard and the rest of Kitsap County. Lenders qualify you on income and debts, not commuting costs, so use the affordability calculator with a payment that leaves room for tolls and ferries. Figures before underwriting are estimates, not a commitment to lend.
How does Frank work with Gig Harbor buyers and owners?
By phone, video, email and a secure online application, with a written lender comparison, a pre-approval sized to your comfort level, and Status Updates at every milestone through closing at a local escrow company.
Start with a quick call or an online quote. Frank reviews your income, assets and credit, prices the scenario across his wholesale lender network, and sends you the options side by side: rate, points or credit, APR, payment and cash to close. Once you are under contract you get Status Updates at each step: application received, disclosures, appraisal ordered and received, approval, clear to close and funded.
Banks, mortgage bankers, and credit unions offer their own loans. A mortgage broker shops the market. For Tacoma itself, see the Tacoma guide; the Washington page lists every area Frank serves.
