Where people live in Oregon
Three very different Oregons
Rainy, green and urban on the west side; sunny and wide open east of the Cascades; and a river valley of farms and small cities in between. Each region has its own housing character.
Portland metro
Portland, Lake Oswego, Beaverton and Hillsboro
Early-1900s bungalows and view homes in Portland, lakeside and hillside living in Lake Oswego, and the west-side suburbs of Beaverton and Hillsboro with their technology campuses and MAX light rail. Older housing stock, strong neighborhoods and a property tax system (Measure 50) that rewards knowing the details.
Willamette Valley
Salem and the valley
The state capital and the center of Oregon's agricultural heartland, with Keizer, Silverton and Stayton nearby and vineyards on the hills. Prices sit well below Portland, and the rural edges keep zero-down USDA financing within reach for many buyers.
Central Oregon
Bend and the high desert
Three hundred days of sun, Mt. Bachelor, the Deschutes River and a trail network at the edge of town. Bend draws full-time movers and second-home buyers alike, with newer neighborhoods, short-term rental rules and wildfire insurance questions that are part of buying here.

Good to know when you buy in Oregon
- Transfer tax
- Oregon prohibits new real estate transfer taxes statewide; Washington County, which predates the ban, charges a small county transfer tax at sale. Elsewhere in Oregon there is none.
- Down payment assistance
- Oregon Housing and Community Services administers the Oregon Bond Residential Loan program and down payment assistance through approved lenders, within income and price limits.
- Licensing
- Oregon individual license display for Frank is pending confirmation with Vantage; the company license is ML-4611 and Frank's NMLS number is 128726.
- Measure 50 property taxes
- An existing home's assessed value can grow at most 3% a year and does not reset when it sells, so long-held homes often carry taxes well below what the price suggests. New construction is assessed near market. Use the county tax statement, not a percentage.
