Watch on its own pageWhat is the conforming loan limit in Thurston County for 2026?
Thurston County uses the 2026 national baseline of $832,750 for a one-unit home. It is not part of the Seattle high-cost area, so the limit is lower than in King and Pierce counties, but it still covers the large majority of Olympia-area purchases.
FHFA sets Thurston County at the baseline: $832,750 for one unit, $1,066,250 for two, $1,288,800 for three and $1,601,750 for four units in 2026. Only larger waterfront and acreage purchases around Olympia and Steamboat Island cross into jumbo territory.
Staying under the limit keeps you in Fannie Mae and Freddie Mac programs with low down payment options and the widest lender competition. VA loans with full entitlement have no limit at all. Current values are posted by FHFA (opens in a new tab).
I work for the State of Washington. Is there anything special about qualifying?
State employment is about as clean as income gets for a mortgage: salaried W-2 pay verified with pay stubs, W-2s and a written verification of employment. Step increases, longevity pay and consistent overtime can count with a history, and a signed state appointment letter can help new hires qualify before the first paycheck.
A large share of Thurston County borrowers work for state agencies, the Legislature, or the courts, with the rest spread across healthcare, education, the Port of Olympia and JBLM. For salaried state employees:
- Documentation is pay stubs covering 30 days, two years of W-2s and a verification of employment, which agencies handle routinely through the Department of Enterprise Services (opens in a new tab) payroll systems.
- Overtime and shift pay count with a consistent two-year history.
- New hires with an appointment letter can often qualify before starting; some lenders require the first pay stub, others do not.
- Pension income for retirees is documented with the award letter and bank deposits; non-taxable portions can be grossed up.
Because every lender applies these rules slightly differently, Frank prices your scenario with the ones whose income rules fit your situation rather than forcing one bank's checklist. Banks, mortgage bankers, and credit unions offer their own loans. A mortgage broker shops the market.
Where in Thurston County can I use a USDA zero-down loan?
Outside the Olympia, Lacey and Tumwater urban area, much of the county has historically been USDA-eligible, including areas around Yelm, Rainier, Tenino, Rochester and the Steamboat Island peninsula. Eligibility is address-specific and subject to household income limits, so always check the map.
USDA guaranteed loans provide no-down-payment financing for primary residences in eligible rural areas within household income limits. Thurston County is one of the more useful counties in the Puget Sound region for USDA because its growth is concentrated in a compact urban area and the rest of the county remains rural on USDA's maps.
Two checks before you count on it: the property eligibility map (opens in a new tab) for the exact address, and the income eligibility tool (opens in a new tab) for your household. USDA charges an upfront guarantee fee and a small annual fee, both lower than FHA mortgage insurance. Maps are redrawn as areas grow, so an address that qualified a few years ago may not today.
Veterans should compare VA first, since it is also zero down and has no income limits.
Which first-time buyer programs work in Olympia?
Washington State Housing Finance Commission programs add down payment assistance to a conventional, FHA, VA or USDA first mortgage for income-qualified buyers who complete a homebuyer class. Conventional 3% down and FHA 3.5% down are the common entry points, and Thurston County prices make the assistance go further.
WSHFC's Home Advantage pairs a first mortgage with a second mortgage covering part of the down payment, repaid when you sell or refinance. House Key serves lower-income buyers with below-market rates. Both require a homebuyer education class and have income and price limits set for Thurston County. See WSHFC's Here to Home (opens in a new tab) site for current terms.
On an entry-level home in Lacey or Tumwater, the assistance can cover most of a 3% to 3.5% down payment. Run the affordability calculator to find a comfortable payment first, then ask Frank which participating lender prices the program most competitively for your numbers. Figures before underwriting are estimates, not a commitment to lend.
The home is on a well and septic outside town. What will the lender need?
A septic inspection, a water quality test and proof of legal access on private roads are the usual requirements. FHA and VA have specific distance and water-quality rules; conventional lenders rely on the appraiser and county health requirements.
Much of rural Thurston County is on private wells and on-site septic systems. The county's Environmental Health program keeps septic records and permits; the Washington Department of Health (opens in a new tab) sets the statewide rules. Most purchase contracts in the county include a septic inspection.
- FHA and VA require the water to meet local health standards, with minimum separation distances between wells and drainfields, and a recorded agreement for shared wells.
- Conventional lenders follow the appraiser's comments and the contract; a failed septic inspection holds up any loan until it is resolved.
- Private roads need a recorded easement or maintenance agreement showing year-round legal access.
Ask the listing agent for these documents early. Our Thurston County health department (opens in a new tab) link above is where septic records live.
How does a refinance work for a Thurston County homeowner, and how does Frank work remotely?
A refinance replaces your loan with a new one at today's terms; it makes sense when the savings recoup the costs within the time you plan to stay, or when you need to change the structure. Frank handles everything by phone, video and a secure portal, with closing at a local escrow company.
Thurston County owners refinance to lower a rate, shorten a term, drop FHA mortgage insurance once equity allows, consolidate a HELOC, or take cash out. Veterans with a VA loan have the IRRRL streamline option. The refinance calculator estimates your new payment, break-even month and lifetime interest difference, and it warns clearly when restarting a 30-year term costs more than it saves.
Working with Frank looks the same for a purchase or a refinance: a short call or online quote, documents through a secure portal, a written comparison of lender options, and Status Updates at each milestone through funding. For nearby areas, see the Tacoma guide or the Washington page.
