  • Above the zero-down amount, lenders typically require a down payment so that guaranty + down payment covers 25% of the price.
  • Remaining-entitlement math uses the county conforming loan limit (FHFA) for the county where the new home is located.

Estimate only. This is not a Loan Estimate and not a commitment to lend. Your actual rate, payment and costs depend on your credit, the property and the loan program. Taxes and insurance are estimates.

How this calculator works

Full entitlement (you’ve never used it, or your previous VA loan was paid off and entitlement restored): since 2020 VA sets no loan limit. VA guarantees 25% of the loan, and your income, credit and the lender decide how much you can borrow.

Remaining entitlement (a VA loan is still open): VA’s guaranty is capped at 25% of the county conforming loan limit, minus the entitlement already in use. Example in Kitsap County: 25% × $832,750 = $208,188; with $60,000 in use, $148,188 remains. Multiply by 4 to get the largest $0-down loan: $592,750.

Above that amount, lenders want the VA guaranty plus your down payment to cover 25% of the price. Down payment = 25% × price − remaining entitlement.

Smaller loans use VA’s statutory tiers (50% up to $45,000; $22,500 up to $56,250; the lesser of $36,000 or 40% up to $144,000). Funding fee figures use VA’s rates effective April 7, 2023.

2026 conforming limits: Kitsap County, WA and Bonner County, ID are both at the national baseline of $832,750 (FHFA). For other counties, enter the limit from FHFA’s lookup. Your Certificate of Eligibility shows your actual entitlement. Frank can pull it for you.

Questions people ask

Where do I find my entitlement in use?
On your Certificate of Eligibility (COE), listed as entitlement charged. Frank can pull your COE electronically in minutes.
Is there a VA loan limit?
Not with full entitlement; VA removed limits in 2020. With a VA loan still open, your remaining entitlement is tied to the county conforming loan limit, and that sets the largest $0-down loan.
How do I restore my entitlement?
Pay off the old VA loan and sell the home, or have an eligible Veteran assume it and substitute their entitlement. VA also allows a one-time restoration when the loan is paid off but you keep the home.
What is the 25% rule?
Lenders want VA's guaranty plus your down payment to cover 25% of the price. Above the zero-down maximum, the down payment makes up the difference.
